Frequently Asked Questions
Barndominium Builders Questions
How much does it cost to build a barndominium in Louisiana?
National cost guides publish wide ranges, and our service pages list them in cost tables with their sources. In Louisiana, the biggest swing factors are flood elevation (slab versus piers), wind design near the coast, site clearing and septic. We give a written, line-item estimate after a site visit, and that estimate is the price.
Are barndominiums allowed in Louisiana?
Yes. A barndominium is a house built under the same statewide residential code as any other home, which Louisiana bases on the 2021 International Residential Code. Whether a metal-sided home fits a specific lot depends on local zoning, subdivision covenants and deed restrictions, so we check those for your parcel before design starts.
Do I need a septic permit before I build?
If the land is not on a public sewer, yes. Sanitarians in each parish health unit run the onsite sewage permitting system for the Louisiana Department of Health, and 57 of the 64 parishes add their own ordinances. Homeowners are also required to maintain their systems for as long as they use them, which matters if the parish calls for an aerobic treatment unit.
How high does my barndominium have to sit in a flood zone?
In a mapped flood zone, the lowest floor must be at or above the base flood elevation, and many parishes add freeboard. Ascension Parish, for example, requires base flood elevation plus 2 feet. FEMA has estimated that each foot of freeboard adds only about 0.25 to 1.5 percent to construction cost, and higher floors can lower flood insurance premiums.
Will a metal barndominium hold up to a hurricane?
A steel frame can be designed for Louisiana wind loads, but the result depends on the design wind speed for your address, the anchoring to the foundation, the roof panel fastening and how large doors and windows are protected. Near the coast, wind-borne debris rules require impact protection for windows. We design to the site's wind speed rather than a generic kit rating.
Can I get a mortgage on a barndominium?
It can take more legwork. HomeGuide notes barndominiums can be hard to finance with a conventional mortgage, mostly because appraisers have fewer comparable sales. Many owners use a construction loan that converts to a mortgage, and lenders who already work with rural and farm buildings tend to be more comfortable. Detailed plans, a materials list and a written schedule help. We do not offer financing, but we provide the documents lenders ask for.
Do barndominiums get termites in Louisiana?
Steel framing gives Formosan and native termites far less to eat than a wood-framed house, which is one reason the LSU AgCenter urges termite-resistant materials in new construction. Interior wood, trim and cabinets can still be attacked, and new construction must be treated for Formosan termites under state pest control rules.
How long does it take to build a barndominium?
Timelines depend on permits, weather and finish level. The order is the same: site prep and pad or piers, foundation, steel shell and roof, dry-in, rough mechanical, insulation, then interior finish-out. Wet months can slow dirt work on clay and low ground, so we schedule site prep around the weather where we can.
Barndominium Homes Questions
Is a barndominium cheaper than a regular house in Louisiana?
Sometimes, mostly when the design stays simple. The shell goes up fast, but foundation, mechanical systems and interior finishes cost about what they would in any house. HomeGuide's $65 to $160 per square foot range shows how wide the spread is depending on finish level.
How big are most barndominium homes?
Common footprints include 30x40 (1,200 sq ft), 40x60 (2,400 sq ft) and 50x80 (4,000 sq ft), often with part of the footprint used as a porch, garage or shop.
Can a barndominium have a second story?
Yes. Lofts and partial second floors are common in taller sidewall buildings. They add stairs, structural framing and egress requirements, which we price as separate line items.
Do barndominiums stay cool in a Louisiana summer?
They do when they are insulated as a sealed envelope and the air conditioning is sized by load calculation. Oversized units cool fast and shut off before removing humidity, which leaves the house clammy.
What do I need before I call?
The land location and acreage, whether it is in a flood zone if you know, and your rough size and room list. We take it from there with a site visit.
How long does a barndominium home take to build?
It depends on permits, weather and the finish level you choose. Site prep and the foundation come first, then the steel shell and roof, dry-in, rough-ins, insulation and interior finish. Wet weather on clay or low ground can delay dirt work, so we plan site prep around it.
Metal Building Homes Questions
What is the difference between a metal building home and a barndominium?
Most barndominiums are metal building homes, but not every metal building home looks like a barn. The term covers any house on a steel frame, whether it has a barn-style exterior or brick and siding.
Are metal homes safe in lightning storms?
Louisiana averages more than 60 thunderstorm days a year. A steel building that is properly grounded is not more likely to be damaged than a wood house, and steel does not burn. Grounding is part of the electrical design.
Will a metal home rust in south Louisiana?
Coated steel panels and frames last a long time inland. Near the coast we choose coatings and fasteners for salt air and detail roofs and trim so water does not sit on steel.
Can a metal building home look like a normal house?
Yes. Brick, stone, lap siding or stucco can be applied over a steel frame, and roof pitch and porch design change the look as well.
Do metal building homes cost more to insure?
It depends on the insurer, location and construction details. Louisiana passed a law requiring insurers to adjust rates for homes with Fortified roofs, so ask your agent how roof design and wind detailing affect your premium.
Shop Houses Questions
What size shop house do I need?
Start with the shop. Measure your longest vehicle and trailer, add walking room and work space, then decide how many bedrooms you need. A 40x60 or 50x80 building is a common starting point.
Can I live in the shop while I finish the house?
Only once the living space passes inspection for occupancy. Some owners finish the living quarters first and complete the shop later, which works well with a phased budget.
Does the shop need air conditioning?
Not necessarily, but it does need insulation under the roof to stop condensation. Many owners add a mini-split or dehumidifier later.
Can I run a business out of a shop house?
That depends on local zoning and any deed restrictions on your parcel. Rural unincorporated land is often more flexible than land inside city limits; we check before design.
How do you keep shop noise and fumes out of the house?
With a rated separation wall and door between the shop and living space, sealed penetrations, and ventilation in the shop. Fuel-fired equipment and vehicle exhaust stay on the shop side.
Barndominium Kits Questions
How much is a barndominium kit?
HomeGuide lists prefab kits at about $20 to $35 per square foot, or $30 to $50 with assembly. A 40x60 kit with assembly runs $72,000 to $120,000 in its table. That buys the shell, not a finished house.
Is a kit cheaper than a custom barndominium?
The shell can be cheaper, but foundation, utilities, insulation and finishes cost the same either way. Savings depend on how well the kit fits your plan without changes.
Can you build a kit I already bought?
Usually, yes. Send us the drawings and package list so we can confirm the wind rating fits your site and see what is missing.
Do kits include insulation and windows?
It varies. Some include basic insulation or windows; many do not. In Louisiana we usually recommend spray foam or another continuous system regardless of what the kit includes.
Will a kit pass Louisiana inspections?
A kit with complete engineered drawings for your site's loads can be permitted like any home under the statewide 2021 IRC-based code. Drawings rated for another region may need to be redone.
How long does it take to erect a barndominium kit?
Erection itself is one of the faster stages. Site prep, the foundation, inspections and interior finish take much longer. Weather, crane access and the size of the building all affect the schedule.
Barndominium Floor Plans Questions
What is the most popular barndominium floor plan size?
Sizes such as 40x60 (2,400 square feet) are common because they fit three or four bedrooms with room for a garage or shop. A 30x40 suits a smaller home or a guest house.
Can I use a plan I found online?
Yes, as a starting point. It still has to be adapted for your site's wind and flood requirements and the steel building's engineering before it can be permitted.
How many bedrooms fit in a 40x60 barndominium?
Three or four bedrooms with two or more baths is typical when the whole footprint is living space. If part of it is a shop, two or three bedrooms is more realistic.
Should I put a porch on my barndominium plan?
In Louisiana it is one of the most useful additions. A deep porch shades walls and windows from summer sun and gives outdoor living space during rain.
How much does a barndominium floor plan cost?
HomeAdvisor lists purchased floor plans at about $50 to $2,000. Custom adaptation and the structural design for a steel building add to that, and we include those costs as line items in the estimate.
Elevated Barndominiums Questions
How high does an elevated barndominium need to be?
At least at the base flood elevation on the flood map, plus any freeboard your parish requires. Ascension Parish, for example, requires 2 feet above base flood elevation.
Can I enclose the area under my elevated barndominium?
Ask the parish floodplain administrator before you plan it. Flood rules limit how space below base flood elevation can be used and how enclosure walls are built, and the requirements change with the flood zone. We design the lower level to the parish rules.
Is it cheaper to use fill or piers?
It depends on height, soil, access for trucks and local rules. Some Louisiana communities restrict fill, and fill cannot support an elevated building in V zones.
Does elevating my barndominium lower flood insurance?
Building higher than required can lower flood insurance premiums, which is one reason extra freeboard often pays back over time. Your insurance agent can price the options.
Do elevated barndominiums handle hurricanes?
They can, with a continuous load path from roof to foundation and impact-protected openings where wind-borne debris rules apply.
