Barndominium Kits in Louisiana
A kit is the frame and skin. The foundation, anchoring and finish-out decide how it lives.
- Free on-site estimates
- Written, line-item pricing
- Parish permit, flood zone and septic research included
What a Kit Covers, and What It Does Not
Barndominium kits are packaged steel building systems: frame, purlins, girts, roof and wall panels, trim and fasteners, sometimes with doors and windows. They can save design time and money, but a kit is roughly the outside of the building. HomeGuide notes a kit price does not include site prep, foundation, utilities or interior finishes, which is where most of a house budget goes.
Kit ratings must match your address
A kit is engineered for specific loads. In Louisiana, design wind speed varies across the state and is highest near the Gulf; Denham Springs publishes 123 mph for its area. Ground snow load is zero there, which is common across the south, but wind uplift and exposure are not. Before you buy, the kit's wind rating, exposure category and anchor design should match your site.
Foundation drawings come with the kit
Most steel kits ship with anchor bolt plans and column reactions. The foundation still has to be designed for your soil and, in a flood zone, for elevation. In the southeast and southwest parishes where expansive soil swelling potential runs highest, that often means a stiffer, more heavily reinforced slab.
Buying the kit yourself
Some owners buy the kit, then hire us for site work, foundation, erection and finish-out. That works if the kit is rated for your site and the drawings are complete. We review the package and flag missing pieces, like door framing or porch lean-tos, before delivery.
Wood post-frame kits
Post-frame kits with wood columns and trusses are also sold as barndominium kits. In Formosan termite country, ground-contact wood needs careful treatment and detailing; steel avoids that issue in the structure.
What to ask a kit seller
- What design wind speed and exposure category is the building engineered for?
- Are stamped drawings and anchor bolt plans included?
- Which doors, windows, framed openings and lean-tos are in the package?
- Is insulation included, and what type?
- What trim, gutters and fasteners ship with it?
Get these answers in writing before you pay, and share them with us so we can compare them with your site.
Loads differ from north to south
A kit sold as "Louisiana-ready" still has to match a specific address. The Denham Springs design criteria list zero ground snow load, a 0-inch frost depth and a very heavy termite hazard alongside the 123 mph wind speed. Near the coast, loads climb: Hurricane Laura's gusts reached 128 mph at Lake Charles Regional Airport and 137 mph elsewhere in the city. In the north, Shreveport has recorded a low of -5 degrees F and sees severe thunderstorms, hail and tornadoes mainly in spring and summer, so plumbing placement and insulation in the kit plan matter there too.
Soil under a kit
River-bottom ground in the north can be heavy clay. The USDA's Perry series, found on Red River alluvial plains, carries 60 to 85 percent clay between 10 and 40 inches deep, so the anchor bolt plan that ships with a kit sits on a foundation designed from a soil report, not a generic slab.
Delivery day
Steel kits arrive on flatbed trucks. The site needs firm access for a loaded truck and a dry, level spot to stage the steel off the ground. On wet Louisiana clay that often means placing gravel at the entrance and staging area before the delivery date.

Ranges are national figures from the named cost guides, not Louisiana quotes; we did not find a Louisiana-specific barndominium cost guide. Parish rules, flood elevation, wind design, soil and finish level change the total. Your written estimate is the price. Kit prices cover the shell only; foundation, utilities and interior are extra.

Barndominium Kits Questions
How much is a barndominium kit?
HomeGuide lists prefab kits at about $20 to $35 per square foot, or $30 to $50 with assembly. A 40x60 kit with assembly runs $72,000 to $120,000 in its table. That buys the shell, not a finished house.
Is a kit cheaper than a custom barndominium?
The shell can be cheaper, but foundation, utilities, insulation and finishes cost the same either way. Savings depend on how well the kit fits your plan without changes.
Can you build a kit I already bought?
Usually, yes. Send us the drawings and package list so we can confirm the wind rating fits your site and see what is missing.
Do kits include insulation and windows?
It varies. Some include basic insulation or windows; many do not. In Louisiana we usually recommend spray foam or another continuous system regardless of what the kit includes.
Will a kit pass Louisiana inspections?
A kit with complete engineered drawings for your site's loads can be permitted like any home under the statewide 2021 IRC-based code. Drawings rated for another region may need to be redone.
How long does it take to erect a barndominium kit?
Erection itself is one of the faster stages. Site prep, the foundation, inspections and interior finish take much longer. Weather, crane access and the size of the building all affect the schedule.
