Center-of-the-State Building Notes
Barndominium builders serving Alexandria are working in a city that sits almost at the exact geographic center of Louisiana. Alexandria is the seat and largest city of Rapides Parish, on the south bank of the Red River with Pineville directly across. The city counted 45,275 residents in 2020, and the metro area covering Rapides and Grant parishes counted 153,922. For barndominium buyers, central location is the big draw: land here can put you within reach of the city while still giving you room for a shop, a few acres and some privacy.
River bottom or forest edge? Alexandria developed along the Red River, and the city also sits in the middle of the Kisatchie National Forest, with ranger districts to the north, northwest, west and southwest. Those are two very different kinds of homesite. Land near the river tends to be flatter and lower, at around 82 feet in the city, and more exposed to flooding. Land toward the forest is more often wooded, with clearing and driveway work to plan. We start by figuring out which kind of ground you have, because it changes the foundation, the site work and the drainage plan.
Flood memory. Hurricane Gustav in 2008 caused widespread flooding in Alexandria, downed trees and power lines, and left several low-lying neighborhoods with several feet of water in houses. Three years earlier, Hurricane Rita caused widespread power outages and damaged roofs. Central Louisiana is far from the Gulf, but tropical systems still reach it. Every parcel gets a flood zone check, and on lower ground we raise the pad and finished floor and design grading to keep runoff moving.
Cold is real here. Alexandria's 1991-2020 normals show about 60.90 inches of precipitation a year over 93.9 days, but the more surprising numbers are on the cold side. Average snowfall is about 0.4 inch a year, the record low is 3 degrees and the city once received 9.1 inches of snow on February 12-13, 1960. The record high is 110 degrees. A metal building in central Louisiana has to be insulated for both extremes. We specify continuous insulation, usually closed-cell spray foam, keep water lines inside the conditioned envelope where possible and size heating as carefully as cooling.
A parish with room. Rapides Parish covers about 1,362 square miles and had 130,023 residents in 2020. It borders Grant, La Salle, Avoyelles, Evangeline, Allen, Vernon and Natchitoches parishes, which is part of why people choose land around Alexandria: it is a hub. Interstate 49 runs through the city, U.S. 165 and U.S. 71 connect north and south, Louisiana 1 links toward Baton Rouge and Highway 167 crosses the Red River.
Permits. Inside Alexandria or Pineville city limits, the city's zoning and permitting apply. On unincorporated land in Rapides Parish, the parish is generally the authority. We confirm jurisdiction for your parcel before plans are final. Statewide, Louisiana follows the 2021 International Residential Code since January 1, 2023, including Energy Code inspections for homes and roof updates such as new nailing patterns and secondary barriers.
Wastewater on rural tracts. Without sewer service, you need an onsite sewage system permitted through the sanitarian at the Rapides Parish health unit. Louisiana allows several designs, from septic tanks with field beds or sand filters to mechanical plants with drip, mound, spray or overland disposal. Wooded upland lots and flat river-bottom lots can call for different systems, so we locate the house and shop after the wastewater area is understood.
A little history. Union troops burned much of Alexandria in 1864 while retreating after the Battle of Mansfield, and the Kent Plantation House is one of only two buildings that survived. England Air Force Base closed on December 15, 1992, and is now Alexandria International Airport. The city has rebuilt more than once, and new homes on its edges keep that going.
Whether your land is near the river, out toward the forest or along one of the highways, we start with the same three checks: flood zone, soils and jurisdiction. Call (225) 320-7298 about your Rapides Parish land, or

Alexandria Questions
Is Red River land near Alexandria a good barndominium site?
It can be, but it is lower and more flood-exposed. We check the flood zone, raise the pad as needed and plan drainage before design.
Can you build on wooded land near the Kisatchie forest?
Yes, on private land. Wooded tracts mean more clearing and driveway work, which we plan up front.
How do you handle central Louisiana cold snaps?
With continuous insulation, plumbing kept inside the conditioned space where possible and heating sized for record lows near single digits.
Who permits a barndo outside Alexandria city limits?
Generally Rapides Parish. Septic permits go through the parish health unit sanitarian.
