Broussard: Growth Meets Farmland
Barndominium builders looking at Broussard see a town in a hurry. Broussard had 5,874 residents in 2000, 8,197 in 2010 and 13,417 in 2020, a 63.7 percent jump in a single decade. The 2025 estimate is 15,799. Yet the area around it still supports sugarcane, soybean and hay production, along with horse and cattle farming. That mix of new subdivisions and working farmland is exactly where shop houses and barndominium homes make sense.
Which parish are you in? Most of Broussard is in Lafayette Parish, but a small eastern portion lies in St. Martin Parish. That split matters. A parcel on the east side of town may fall under different parish rules than one a mile west. On top of that, Broussard has its own city requirements inside its limits, while unincorporated land in Lafayette Parish falls under the Lafayette Consolidated Government. We confirm parish and jurisdiction for your exact lot before we start drawings.
The frozen hill. The community was first called Cote Gelee, or Frozen Hill, for its hilly ridge and the severe winter of 1784. It was founded in 1884, named after merchant Valsin Broussard, and designated a city in November 2002. At about 33 feet of elevation, Broussard sits higher than much of coastal Louisiana. Higher ground does not eliminate drainage work, but on many lots the plan is a well-built pad and good grading rather than an elevated structure.
Location. Lafayette is about 7 miles northwest and New Iberia about 14 miles southeast, which puts Broussard inside the Lafayette metropolitan statistical area; St. Martinville, the St. Martin Parish seat, is about 10 miles east. U.S. Route 90, the future Interstate 49 corridor, runs through town, along with Louisiana Highways 182 and 96. Being on a growing highway corridor means land prices and development pressure along it, and quieter acreage once you get a few miles off it.
What growth means for a barndo
Rapid growth brings new subdivisions, and new subdivisions bring covenants. Before you buy a lot near Broussard for a metal-building home, read the restrictions, ideally before closing rather than after: some limit exterior materials, outbuildings or minimum home size. On rural tracts outside subdivisions, those limits usually do not apply, but parish zoning and setbacks still do. We review both.
Industry next door
Broussard's principal industries include oil and gas service companies, food distributors, real estate development and manufacturing, and the city has over 300 businesses. For many owners, a shop house here doubles as a work base: a deep bay for a service truck or trailer, an office, and living quarters on the same slab.
Codes, septic and weather
Louisiana adopted the 2021 International Residential Code effective January 1, 2023, with energy code inspection for new homes. Rural lots without sewer need an onsite sewage permit through the parish health unit's sanitarians; as of August 2023, 57 of Louisiana's 64 parishes had enacted onsite sewage ordinances, so local rules can add to the state ones. Louisiana averages 27 tornadoes a year and more than 60 thunderstorm days, so wind-rated framing, anchorage and doors are standard in our designs.

Broussard Questions
Is my Broussard lot in Lafayette Parish or St. Martin Parish?
Most of Broussard is in Lafayette Parish, but the eastern edge is in St. Martin. We confirm the parish and jurisdiction for your parcel before design.
Can I build a shop house with a business bay near Broussard?
Often, on rural tracts. Inside city limits or subdivisions, zoning and covenants decide, so we review them first.
Does a Broussard barndo need to be elevated?
At about 33 feet, many lots work with a well-built pad and good grading. We still check the flood zone for each parcel.
Can you build a barndominium with horse stalls?
Yes. Clear-span framing suits a layout with stalls, tack and storage alongside the living quarters.
