Building West of the Ouachita River

Barndominium builders working around West Monroe are usually building just outside it. West Monroe is a compact city of about 8.3 square miles on the west side of the Ouachita River, a separate municipality from Monroe across the water, and together they are known as the Twin Cities of northeast Louisiana. The city held 13,065 people in 2010 and 13,103 in 2020, almost no change, and the 2020 census counted every resident as urban. In other words, the city itself is built out. The land for a barndominium is in the surrounding parish, west and north of town.

How West Monroe came to be

The town was laid out in 1837 as Byron by John Campbell, at the foot of the ferry landing to Monroe. Campbell went bankrupt, and Dr. Christopher Dabbs of Virginia bought the land and submitted plans for a town called Cotton Port in 1854; it was officially recognized in 1859. It grew after the Vicksburg, Shreveport and Pacific Railway arrived and a bridge crossed the Ouachita, becoming a river port and rail depot. That river-and-rail origin explains the layout: the old town hugs the river, and newer growth reaches west along the roads.

The West Monroe land checklist

Every lot west of the river gets the same checklist. Each item can change the design or the schedule.

1. Jurisdiction. Inside city limits, the city's zoning and permits apply. Outside, you are in unincorporated Ouachita Parish or another municipality. Metal-sided homes may be treated differently from one to the next, and subdivisions often carry their own covenants. We confirm what applies to your parcel first.

2. Distance from the river. Ouachita Parish took heavy flood damage in March 2016, when 15 to 20 inches of rain fell over three days and about 9,500 homes in the parish were damaged. Lots close to the river or to low drainage ways get a hard look at the flood zone and a floor height set to match.

3. Slope and trees. West of town the ground rises and is often wooded. Upland soils of the region include series like Sacul, which the USDA describes on nearly level to steep uplands of the Western and Southern Coastal Plains, formed in acid loamy and clayey sediments of the Claiborne, Jackson and Wilcox formations, with slopes dominantly 2 to 25 percent. Sacul is moderately well drained but slowly permeable with medium to very high runoff, and it is mostly woodland of shortleaf and loblolly pine, red oak, sweetgum and dogwood. A barndominium on ground like that needs a cleared, graded pad, careful handling of runoff and a driveway that does not wash out.

4. Soil under the slab. Clayey subsoil on a slope can still move with moisture. A soil report sets the slab design and tells us whether cut-and-fill is safe or whether a stepped foundation fits better. Slow permeability also affects the onsite wastewater design on a rural lot, so the same testing helps there.

5. Storm readiness. Monroe, directly across the river, was hit by a low-end EF3 tornado on April 12, 2020, and severe storms are common in spring and summer. A West Monroe barndo gets an engineered load path, wind-rated doors and the roof details Louisiana now requires: revised nailing patterns for high winds and secondary barriers against leaks, part of the move to the 2021 International Residential Code effective January 1, 2023.

6. Comfort and code inspections. New homes in Louisiana are now inspected for energy code compliance. In a steel building that means closed-cell spray foam or an equivalent continuous insulation layer, careful air sealing, and HVAC sized for humid summers, with plumbing kept inside the conditioned space for winter cold snaps.

7. Shop needs. If you want room for boats, hunting gear, trailers or a small business, bay width, door height and slab thickness come from that list, so we settle it early.

Why people look west of the city

The surrounding parish is where the growth went. Ouachita Parish rose from 153,720 residents in 2010 to 160,368 in 2020 while the two cities held flat or dipped. West of the river, buyers can find wooded acreage with quick access back across the Ouachita to jobs and services in both cities, and the parish borders Lincoln Parish to the west for those willing to drive a little farther.

Traffic and access

Growth on the west side has put pressure on roads; Thomas Road is a familiar example of the traffic that comes with it. When we look at a parcel, we also look at how trucks will get in: driveway width, culverts at the road and a base that holds up to concrete trucks and steel deliveries in wet weather.

West Monroe Questions

Can I find land for a barndominium inside West Monroe?

Large lots inside the city are scarce; it is small and built out. Most barndominium-sized parcels are on parish land outside the city.

Is a sloped, wooded lot west of town a problem?

Not if it is planned for. Expect clearing, a graded or stepped pad and drainage to handle runoff. A soil report guides the foundation.

Does my property need a culvert at the road?

Many rural driveways do, and the road owner usually sets the requirement. We include driveway access in early planning.

Should I worry about the river if my land is west of town?

Higher ground is less exposed, but low areas and drainage ways can still flood. We check the flood zone for every parcel.
